9 things that can increase (or decrease) the price of a house - from 3% to 300%!

Do you have a dwelling for sale or do you want, on the contrary, to buy one? No matter what part you are in a transaction, you certainly want to get the best price - although the perception of this concept is, of course, different from the seller to the buyer. Do you know, however, what are the factors that influence the price of a house - beyond, of course, surface, subdivision and property status? 1. The area where the dwelling is located is the one that most influences its price, with a weight of 10% to 300%. Thus, the average square meter price for an apartment located in an ultracentral or luxury area such as Pipera can be up to three times higher than that of a similar home, but located in an ordinary neighborhood. 2. A style construction by a known architect is about 10-25% more expensive than an ordinary one. At the same time, the apartments in the villa type can be 5-10% more expensive than the dwellings in the usual blocks. 3. The availability of parking spaces or garages can also have an important say in setting the price of a home. In the case of a block apartment, the cost of a garage differs according to the materials from which it is made and can reach a significant share of the value of the dwelling. A parking space in front of the building justifies a plus of up to 5% at the apartment's price, compared to a similar property but no parking space. In the case of new blocks, a parking space may amount to an increase of up to 20% in the price. 4. Although it can be overlooked, natural light is a factor that has an important say in the quality of life in a particular place. Therefore, it is equivalent to a plus of 5% for each side of the naturally lighted house: so if the home is bathed in light only on one side (which is a minimum) it will be 5% cheaper than a lit one on two sides; when there are three lightened sides, one can add 5%, and when a house has natural light on all facades, it will have a plus of 15% on price. 5. The floor is another important element for buyers, which also influences the price of the house. An apartment located on the ground floor in a lift building will be 10-15% cheaper than one located on the upper floors, while a top floor dwelling will be 15-20% cheaper than one (due to the insulation on the block, which should be restored periodically, often only to the top floor tenants, plus the last floor is warmer and cold in the winter). Exceptions to this "rule" are only luxury penthouses, as they attract investment not only in terms of insulation, but also for ventilation and air conditioning systems, green terraces, swimming pools, etc. 6. Quietness, favored by the low traffic of the surroundings, is another important factor. Thus, if the apartment goes directly to the street, in a busy, loud, tramway and shop on the ground floor, the price can be 10% lower. 7. The existence and number of balconies can raise the price of an apartment or a house by 5-10%. The presence of the balconies is an aesthetic advantage, because the dwelling looks much better (and a special view is relaxing), but also from a functional point of view, because the tenants have additional space. 8. A dwelling equipped with a heating system (central heating or gas stove) will cost 5% more than one connected to the district heating network or a house with a wood or coal stove. 9. The height of the block also has an effect on the price. Thus, if a block has more than five floors, its apartments must be 3% cheaper than those located in a four-storey block (and lift) in the same area.
